Flood Insurance in NYC and New York State
Your homeowners policy does not cover flooding. From Howard Beach and the Rockaways to Staten Island and Long Island’s South Shore, New York homes need a separate flood policy to be protected. Here’s how flood insurance works, what it covers, and how Syed Insurance Agency can help you get it.
How flood insurance works
- Homeowners policies exclude flood. They may cover water from a burst pipe, but not rising water from storms, storm surge or overflowing waterways.
- Two options: the National Flood Insurance Program (NFIP), run by FEMA and sold through agents, or a private flood insurer.
- Waiting period: NFIP policies usually take 30 days to begin, with some exceptions (such as when required for a new mortgage). Don’t wait for a storm forecast.
- NFIP limits for homes: up to $250,000 for the building and $100,000 for contents. Private flood can offer higher limits.
- Mortgage requirement: if your home is in a high-risk flood zone and you have a federally backed mortgage, your lender will usually require flood insurance.
- You don’t need to be in a flood zone to buy it. Many flood claims come from outside high-risk zones.

Many Queens and Brooklyn homeowners need both sewer backup and flood coverage. We’ll review your address and basement setup with you.
New York areas with higher flood exposure
Flood risk depends on your exact address and elevation, but homeowners in these areas should especially review flood coverage: Howard Beach, Broad Channel and the Rockaways in Queens; Coney Island, Gerritsen Beach and Red Hook in Brooklyn; Staten Island’s east and south shores; and Long Island’s South Shore and barrier islands. Flood insurance questions
Does homeowners insurance cover flooding in New York?
No. Standard homeowners policies exclude flood. You need a separate flood policy from the NFIP or a private insurer.
How long does flood insurance take to start?
NFIP policies usually have a 30-day waiting period, with some exceptions such as when flood insurance is required for a new mortgage.
How much flood coverage can I get?
The NFIP offers up to $250,000 for a home’s building and $100,000 for contents. Private flood insurers may offer more.
Do I need flood insurance if I’m not in a flood zone?
It isn’t required, but it’s often worth it — homeowners outside high-risk zones can still flood, and coverage is often less expensive there.
