Most New York homeowners buy an HO-3 policy. It combines six coverages:
- Dwelling (Coverage A): the structure of your home — walls, roof, floors and built-in systems.
- Other structures (B): detached garages, fences and sheds.
- Personal property (C): your belongings, at home or away.
- Loss of use (D): hotel or rental costs if a covered loss makes your home unlivable.
- Personal liability (E): if someone is hurt on your property or you accidentally damage someone else’s property.
- Medical payments (F): small medical bills for injured guests, regardless of fault.
Common add-ons
- Water and sewer backup
- Replacement cost on personal property
- Scheduled jewelry, watches and valuables
- Equipment breakdown and service lines
- Personal umbrella liability

New York homeowners risks to plan for
Hurricane deductibles near the coast
Many insurers in New York use a separate hurricane deductible for wind damage from a hurricane, often a percentage of your dwelling limit instead of a flat dollar amount. According to the NYS Department of Financial Services’ list of approved hurricane deductibles, most range from 1% to 5% — often highest on Long Island’s south shore and within a mile or so of the coast, and commonly 1%–3% in New York City. On a $700,000 dwelling limit, a 2% hurricane deductible is $14,000. We show you the hurricane deductible on every quote.
Flooding
Standard homeowners policies don’t cover flood. National Flood Insurance Program policies usually have a 30-day waiting period and cover up to $250,000 for the building and $100,000 for contents, so plan ahead.
Older housing stock
Many New York homes are decades old. Insurers look closely at roof age, electrical, plumbing and heating updates. Recent updates can help you qualify for better pricing — keep your receipts.
Multi-family and rental homes
Two- to four-family homes are common in the city. If you rent out units, your policy has to fit — see landlord and multi-family insurance.

Do you insure homes outside New York City?
Yes. We are licensed in New York and insure homes across the state — Long Island, Westchester, the Hudson Valley and upstate. Most of the process happens by phone, online and through our client portal.
Is homeowners insurance required in New York?
New York law doesn’t require it, but mortgage lenders almost always do. Even without a mortgage, your home is likely your biggest asset.
What is a hurricane deductible?
A separate deductible for wind damage from a hurricane, usually a percentage of your dwelling coverage. Many New York insurers use one, especially near the coast.
Does homeowners insurance cover flooding?
No. Flood needs a separate policy, through the National Flood Insurance Program or a private flood insurer. NFIP policies usually take 30 days to start.
