Homeowners Insurance in New York City
Insuring a home in the five boroughs is different from anywhere else: attached and multi-family houses, older buildings, basements that take water, coastal hurricane deductibles and co-op and condo rules. Syed Insurance Agency is a Queens-based independent broker that compares multiple carriers for NYC homeowners, landlords, condo owners and renters.

Staten Island & flood →What NYC homeowners should check in their policy
- Water and sewer backup. Heavy rain can push water up through basement drains. It’s excluded from most base policies but can be added.
- Flood. Areas near Jamaica Bay, the Rockaways, Howard Beach, Coney Island, Red Hook and Staten Island’s shore face higher flood risk. Flood needs a separate policy — learn more.
- Hurricane deductible. Many insurers apply a percentage deductible to hurricane wind damage in NYC, commonly 1%–3% of your dwelling limit and sometimes 5% near the coast.
- Attached homes. Shared walls mean a fire next door can damage your home too. Make sure your dwelling limit reflects the true cost to rebuild in New York City, not the purchase price.
- Tenants. If you rent a unit in your house, tell your insurer. A policy written as owner-occupied 2-family is different from a landlord policy.
- Liability. NYC property owners must maintain the sidewalk in front of their property, and owners of rental, mixed-use and larger buildings carry more trip-and-fall exposure — consider higher liability limits or an umbrella.
- Condo & co-op. Your building’s master policy doesn’t cover your unit’s improvements or belongings; an HO-6 does.

NYC homeowners insurance questions
Is homeowners insurance more expensive in NYC?
Prices depend on your home, block, rebuild cost, claims history and deductible. Older buildings, flood exposure and high rebuild costs can raise premiums; updates and higher deductibles can lower them. Comparing carriers is the best way to find a fair price.
Who is responsible for the sidewalk in front of my house?
NYC property owners are generally required to maintain the sidewalk in front of their property. Who is liable for an injury depends on the type of property — owner-occupied 1–3 family homes are treated differently from rental and commercial buildings. Ask us which liability limit fits your home.
Does my co-op’s insurance cover my apartment?
Usually not your interior improvements or belongings. A co-op or condo (HO-6) policy fills those gaps and adds personal liability.
Do you insure homes in all five boroughs?
Yes — Queens, Brooklyn, the Bronx, Staten Island and Manhattan, plus the rest of New York State.
